In real estate, a stigmatized property is a property that buyers or tenants often shun for reasons that may or may not be related to its physical condition or features.  Reasons include but are not limited to death of an occupant, homicide, suicide, crimes of passion, paranormal activities, and/or the belief that the house is or was occupied by a notorious killer, drug dealer or ghosts.  Sometimes the stigma is rooted in religious and cultural beliefs and may extend to the neighborhood itself.  Overall, it’s generally the non-physical attribute of a property that causes some people to feel emotionally or psychologically unsettled.

This two-hour program will help licensees to better understand how NYS disclosure laws apply to this area and best practices to employ when dealing with sellers, landlords, buyers, and tenants.
